A buzzword used by real estate agents a lot is curb appeal. When a prospective buyer pulls up to your home, will they will make their first judgment as to whether or not they like the house. This might be very unfair, but it is a reality. You can not do much about the shape or style of your home unless you are willing to put a large amount of money into renovations. The first thing you should do to improve your curb appeal is to make the front of your home look tidy. Get rid of any and all clutter. Put gardening tools or other yard implements away in the garage or shed. Make sure that your lawn looks attractive. When you sell your home, you will most likely take all of your belongings with you. However, there are some items that it might be appropriate to leave behind for the new owners. Leaving these items could help you in negotiations about price. Whatever you decide to leave behind, make sure that it is agreed upon in advance. The new owner should not have to dispose of any trash or unwanted furniture that you just did not feel like moving.
One thing that is sometimes appropriate to leave behind is the window treatments. Having curtains or blinds on the windows when you first move into a home is nice for many reasons.
First, they give you privacy. If you do not have curtains or blinds then you need to be very conscious of where you are when doing certain things. The neighbors shouldn’t know that the new owners pick their noses.
Second, they take some of the pressure off of the new owners in terms of decorating. The window treatments often are chosen to compliment wall paper or the color on the walls. If they are already there, then the new homeowner can just go with that color scheme if they so desire and worry about making changes after they have completely moved in. If they are not already on the windows when you move in, window treatment are something that you will have to worry about almost immediately. Leaving your window treatments behind will give the new homeowner some breathing room.

When someone is thinking about buying a house, they want to be able to make that purchase confidently. One way to give a prospective buyer the confidence that he is buying a home in good condition and that there will be no surprises is to keep records of all the home maintenance and repairs you have completed.
There are several chores that come along with owning a home like, cleaning the gutters, changing air filters in the air conditioner and heater, power washing siding and/or decks, and professionally cleaning carpets and floors. I personally do a lot of these tasks by myself, but occasionally I will hire a professional. For example, I clean my own gutters twice a year or more if they need it, but I have a professional come once every two years to make sure the gutters are level and to fix any loose attachments, etc. Also, there are things that need to be replaced or repaired occasionally like the roof or pipes.
If you keep a record of all of the professional cleanings and repairs done to your home then you can show that to any serious buyer to let them know that you have taken good care of their future house. You can even offer to leave the information so that they have contacts for future reference. In addition to the professional receipts, I also keep track of when I do the work myself. I just keep a list of the dates that the chore was completed.
Home maintenance is a way of showing that you care about your house and gives you a great sense of pride and accomplishment. But in addition to those personal benefits, it can also help with the resale value of your home.

In my opinion, the most important room in the house is the kitchen. As the member of the family that prepares a majority of the meals, I spend a lot of time in the kitchen. It has to be big enough to move around in and have enough storage to accommodate all of my small appliances, dishes, pots, pans, etc. But in addition to those practical attributes, the kitchen has to feel like home to me.
Most families tend to gather in the kitchen and breakfast nook areas for almost all activities. Not only do you eat your meals here, but the typical family will gather here to visit with friends, play games, have family meetings, or do homework and work projects. It is actually a multipurpose room. That is why you need to make sure the kitchen and breakfast nook feel comfortable and open.
There are several ways you can accomplish this goal. First, make sure you pick a table that is the largest possible for the space you have available. You want to be able to accommodate as many people as possible. Think about using benches instead of chairs for the same reason. Second, install window treatments so that there is no glare or direct sunlight in your eyes when sitting at your breakfast nook table. And third, think about putting fresh flowers as a centerpiece to brighten this space and add a touch of color.
The morning room and kitchen can be a make or break point when selling your home so it is very important to make this room feel as large and comfortable as possible.

If the buyer notices a dirty toilet or a floor littered with crumbs from last night’s dinner two problems can arise. Second, if you do not even care enough to clean for someone who is interested in buying your house then how well have you taken care of it during the years you have lived there? The careless attitude that the prospective buyer sees from your lack of cleaning will lead them to believe you are just as careless about all the maintenance in your home. If your house isn't clean, you can forget about getting anything close to your asking price!
When your real estate agent takes people through your home and it is clean and clutter free then the interested party can concentrate on more important things. They will be able to see how large the rooms are or how beautiful the crown molding is, etc. Also, if they do not see your family living in the home through pictures and mementos then it will be easier for them to see their own family living there.
